Is it legal to sell my Spanish property without an agency?+
Yes. In Spain you can sell your home directly without an agent. We deliver listing materials and planning tools. We don’t negotiate, represent you or take part in the closing; your chosen professional confirms and handles the legal work.
I live in the UK. Who handles viewings?+
You arrange the viewings (or someone you trust), in person or by video call. The pack includes a step-by-step guide to receiving buyers and hosting the viewing, with the questions that filter serious buyers. We don’t act as an agency or attend the viewing.
What about NIE and IRNR retention?+
The documents and tax treatment depend on the people, property and transaction. YouSellSmart does not determine the legal requirements; the gestor, lawyer or notary you choose must confirm and handle them.
What if I don’t sell?+
You only pay the flat fee for the pack you choose (€97, €397, or €997). No commission on the sale price. If you don’t sell, nothing else is owed.
How can I trust AI to write my listing?+
AI produces drafts that may contain errors. You review and explicitly approve every material before publishing it; YouSellSmart does not publish for you. ES and EN versions are generated together for the target buyer and are not literal translations.
